Are You Eligible For Housing With Us??? 

Program Eligibility

  • Our properties have SINGLE PROGRAMS in place with the United States Department of Housing and Urban Development (HUD) for senior citizens OR persons with physical disabilities living in each building.  This means our HUD contracts ONLY allow us to provide housing to LOW-INCOME SENIOR CITIZENS 62 OR OLDER OR LOW-INCOME PERSONS WITH PHYSICAL DISABILITIES.  

  • IF YOU MEET EITHER OF THESE PROGRAM ELIGIBILITY CRITERIA, YOU MAY APPLY FOR HOUSING WITH US.

  • We have project-based assistance through HUD so if you are eligible, you will receive housing assistance once you become a tenant at one of our properties. 

  • We do not accept other types of rent assistance or vouchers for housing.

  • If you ARE NOT a low-income senior citizen, or a low-income person with a physical disability, you are NOT ELIGIBLE FOR HOUSING WITH NEW HORIZON PROPERTY MANAGEMENT.

Steps in the Process

  • All applications are processed on a first come, first served basis according to program and income eligibility, and unit and household sizes. Once we receive your application, we will perform all necessary background checks (landlord, criminal, credit, sex offender, etc.) that are needed. 

  • We will notify you if you are moving forward with the application process or if your application has been rejected.  If we move forward with you, we will offer you the next available apartment for your household size. (Please note:  If you are a household of one, you are only eligible for a 1 bedroom unit).

  • You will have to provide your citizenship status in the United States, proof of all income you receive, your financial assets, and medical expenses you may have. We will then calculate your rent.  Everyone's rent is different because everyone's situation is different.  It will be approximately 30% of your income.  You may be eligible for other deductions that will further reduce your rent.

We operate under the United States Department of Housing and Urban Development (HUD) rules and regulations and all Fair Housing Laws and do not discriminate against any class of person applying for housing.  All HUD buildings are SMOKE FREE and there is absolutely NO SMOKING OF ANY KIND inside our buildings or within 25 feet of our buildings.  Our buildings are also DRUG FREE and no type of illegal drug use, sale, manufacture, or distribution is allowed or tolerated in or around any of our properties.

PROVIDING FRAUDULENT INFORMATION TO OBTAIN A FEDERAL HOUSING BENEFIT CAN LEAD TO INELIGIBILITY FOR HOUSING, PROSECUTION, FINES, AND POSSIBLE JAIL TIME!
